Before You Purchase
Before purchasing, confirm that the selected plan is appropriate for the Authorized Property. Bassett Homes provides a pre-designed, non-site-specific residential home plan—not a site-specific permit or engineering package. You are responsible for verifying property, jurisdictional, and community requirements and for obtaining all local professional review, site-specific adaptation, engineering, surveys, tests, approvals, and permits required for your project. Local revisions or additional professional services may be required.
Property Suitability & Due Diligence
Review the plan’s published dimensions and features and confirm lot width and depth, setbacks, easements, height and square-footage limits, orientation, and other known site constraints for the Authorized Property.
Zoning, HOA & Community Requirements
Confirm applicable zoning, subdivision requirements, HOA or deed restrictions, architectural-review requirements, and other jurisdictional or community design controls.
Local Professional Review & Adaptation
Each plan is a non-site-specific pre-designed plan. Qualified local professionals must review and adapt it as required for local laws, building codes, structural loads, site conditions, foundation design, energy requirements, fire protection, accessibility, engineering, and permitting.
Engineering & Documents Not Included
Structural and foundation design, building sections, mechanical/electrical/plumbing plans, civil and site plans, surveys, geotechnical or soil analysis, energy calculations, and other site-specific documents are not included unless expressly listed in the Order Summary. The included foundation boundary plan shows the building footprint only and is not a structural foundation design.
Permits, Tests & Approvals
The purchaser obtains all required surveys, tests, calculations, professional certifications, seals, approvals, and permits. Bassett Homes does not guarantee local code compliance, permit issuance, or approval without changes.
Construction & Field Responsibility
The owner, contractor, and responsible local professionals—not Bassett Homes—are responsible for construction means and methods, safety, field verification, workmanship, materials, trade coordination, and compliance with locally approved documents.
